3 Signs It’s Time to Switch Your Title Company

Let’s be straight about something most title companies won’t say out loud: not every title relationship is working. And a lot of agents across Ocala and Marion County already feel it — they just haven’t acted on it.

They stay out of habit. Out of loyalty. Because switching feels like a hassle. And so the frustration builds quietly in the background — slow responses, missed issues, closings that were more stressful than they should have been. Each transaction chips away a little more at the margin for error that agents in this market simply don’t have.

You have a deal on the line. Your client is anxious. A lender is waiting on a status update. And your title company’s voicemail is full. You send an email and get a generic response a day later. You call the office and get transferred to someone who doesn’t know your file. Your buyer reaches out directly and gets shuffled around to three different people, none of whom can give a straight answer.

That’s not acceptable. Not when your reputation is attached to every transaction. Not when one fumbled communication can unravel the trust you’ve spent months building with a client.

That doesn’t mean your title company should be running your Instagram account or managing your ad spend. It means they bring something to the table that helps you grow. Co-branded educational content your buyers actually want to read. Resources that help you explain the Florida real estate closing process in plain language. Tools that position you as the knowledgeable, trustworthy professional your clients already think you are.

If your current title company has never offered you a single resource, co-branded piece, or piece of content — not once, in the entire time you’ve worked together — they see you as a file number. Not a partner. And you deserve better than that.

What to ask: “What do you offer agents beyond processing transactions?” If they can’t answer that clearly, you have your answer.
